The Problem
Most houses in this part of Washington County went up between 1958 and 1999, with the bulk of the stock dating to the 1960s and 70s across the 37 named areas we work in. That matters because openings, jamb framing, and header heights from that era don't always match what a big-box store hands you off the shelf. A door that's technically the right width can still bind against an old jamb or leave gaps at the header that were never a problem with the original door. If you're shopping for a replacement, the first question isn't style or color - it's whether the new unit actually fits the rough opening your house was built with 50 to 65 years ago.
The Common Mistake
The mistake we see most is homeowners ordering by width and height alone, the same two numbers off a tape measure, without checking track radius, headroom, or backroom clearance against the house's actual framing. On a home built in the 1960s or 70s, those clearances were often set to whatever hardware was standard at the time, and that hardware isn't always what's sold today. You end up with a door that arrives correct on paper and wrong on the wall - track that has to be re-bent, a header bracket that won't clear, or springs sized for a door 20 pounds lighter than what you bought. It's a slower job than a straight swap, and it costs more in labor than it should.
What the Weather Here Does to It
This area sits in a severe cold climate band, and that changes what a replacement door needs to do beyond open and close. Steel doors without a thermal break will sweat and frost on the inside face in January, and older 1960s-70s garages built without insulated doors weren't designed around that problem because it wasn't the standard then. If your garage is attached or shares a wall with living space, an insulated replacement is worth the upgrade cost here in a way it wouldn't be somewhere with mild winters. Uninsulated single-layer doors are still common on original builds in this area, and they're usually the first thing we recommend replacing rather than repairing once a panel or spring fails.
